Buying a house should not feel like a leap into the unknown. At BalticHaus, every modular house is built in the same five steps, with a fixed price agreed before production starts and payments tied to visible progress.
1. Inquiry
It starts with a short message. Tell us where your plot is, which model you like and when you would like to move in. If you have not chosen a model yet, describe how you will use the house and how many people will live in it. We will suggest two or three options.
2. Proposal
Together we agree the model, the configuration (Comfort or Premium) and any changes to the layout or finishes. You then receive a preliminary price, followed by a fixed price for the whole build. Transport is priced once we know the delivery address.
3. Contract
When you are happy with the proposal, we sign the contract and you pay the first stage. Your house gets a place in our production schedule, and we send you the foundation drawings and instructions so your site can be prepared in parallel.
4. Production in our Estonian workshop
Your house is built from start to finish in our own workshop in Estonia. Building indoors means the timber stays dry, the insulation goes in clean, and every stage is checked before the next one starts.
You pay in five stages, each linked to a finished step:
| Stage | Payment | When |
|---|---|---|
| 1 | 35% | When the contract is signed |
| 2 | 15% | When the frame is ready |
| 3 | 20% | When the frame is insulated and ready for façade and roof |
| 4 | 20% | Before interior work starts (roof and façade done) |
| 5 | 10% | When the house is finished |
You never pay far ahead of the work. Between stages, you can visit the workshop in person or join a video call and see your house being built.
5. Delivery and installation
When the house is finished, it travels to your plot on a truck, protected from the weather and with the cargo insured. Selected models can also be shipped by sea in a container.
On site, the house is lifted onto the prepared foundation and connected. Installation usually takes between one and seven days, depending on the model. We finish with a final inspection together with you.
How long does it take to build a modular house?
The timeline depends on the model, the configuration and the season. We confirm the production time in your contract, so you can plan the foundation, the move and everything around it.
