Every BalticHaus modular house can be ordered in two configurations. Comfort gives you a finished, insulated house with electrics and lighting. Premium adds water, heating, ventilation and a kitchen: a turnkey house, ready to live in once it is connected on site.
The same house underneath
The structure does not change between configurations. Both start with a rigid frame of dense timber, 200 mm of stone wool in the walls, floor and ceiling, and triple-glazed PVC windows. A Comfort house is just as warm and solid as a Premium one.
The difference is how much of the interior work we finish in our workshop before the house leaves Estonia.
What the semi-finished Comfort house includes
- Exterior cladding in spruce boards, in the colour and texture you choose
- Triple-glazed PVC windows with Rehau, Salamander or Gealan profiles
- Interior finish in lining boards, plywood or plasterboard
- Class 33 laminate flooring, vinyl flooring in the bathroom
- Electrical system by Schneider Electric
- LED lighting indoors and outdoors
What the turnkey Premium house adds
- Water supply and sanitary fittings by Grohe
- Electric radiators and electric underfloor heating in the bathroom
- Air-to-air heat pump
- Ventilation with heat recovery by Blauberg
- Fitted kitchen furniture
- Interior furnishing in a style we agree with you
Who chooses Comfort
Comfort suits you if you have a trusted local builder or enjoy doing the fit-out yourself. It also makes sense if you want to choose your own kitchen, bathroom or heating system.
Many clients pick Comfort for a summer house, a garden studio or a guest house, where full plumbing is not needed from day one. It has the lower starting price, and you can finish the interior at your own pace.
Who chooses Premium
Premium suits you if you live far from your plot and want one supplier for the whole house. Instead of coordinating plumbers, electricians and kitchen fitters, you receive a house that is ready once it is connected.
It is also the usual choice for holiday rentals and investors. The sooner a cabin is ready, the sooner it can take its first guests.
How the price of a modular house is set
The “from” price on each house page is the Comfort price. The Atlas, for example, starts from €17,775 + VAT and the Hera from €56,900 + VAT.
For Premium, we first agree the interior style and finishes with you, then send a fixed price. Transport is priced once we know where the house is going. The foundation and utility connections on your plot are site work and are planned separately.
Whichever configuration you choose, you get one fixed price for the whole build and pay in five stages as production moves forward.

Tell us how you plan to use the house: full-time home, holiday cabin, rental or guest house. We will suggest the configuration that fits and send a preliminary price.
