About

About BalticHaus – modular and tiny house builder from Estonia

We started BalticHaus out of a love for nature, freedom and travel. The idea was simple: a small house can be a real home. It should be warm in January, quiet when it storms and built to last for decades.

That is still what we build. BalticHaus is an Estonian builder of modular and prefab tiny houses with more than 12 years of building and renovation experience. Our houses are made for year-round living in Scandinavian conditions and delivered to clients across Europe.

Prefab houses built for northern winters

Every BalticHaus model starts with the same shell. A rigid frame of dense timber. 200 mm of stone wool in the walls, floor and ceiling. Triple-glazed PVC windows from Rehau, Salamander or Gealan. Exterior cladding in spruce boards, in the colour and texture you choose.

Inside, we use names we trust: Schneider Electric for the electrics, Grohe for water and sanitary fittings, and Blauberg for ventilation with heat recovery. Nothing exotic, nothing hard to service, wherever your house ends up.

Made in our own workshop in Estonia

We do not outsource the build. Each house is produced from start to finish in our own workshop in Lääne-Virumaa, Estonia. That keeps quality in our hands and lets us give you a fixed price for the whole build.

You are welcome to see your house being made. Between payment stages, you can visit the workshop in person or join a video call and walk through the build with us.

We also produce in Spain, in Coín, Alhaurín el Grande and Cártama near Málaga, which brings lower transport costs to southern Europe.

32 modular and tiny house models

Our range covers 32 models, from the 11.85 m² Atlas to family homes over 100 m². Most models come in two configurations:

Comfort

the insulated, finished house with electrics and lighting, ready for your own interior and utility work.

Premium

everything in Comfort plus water and sanitary fittings, heating, ventilation with heat recovery and a fitted kitchen. Ready to live in.

We also build houses on wheels, sauna houses and fully custom projects. If none of our models fits your plot or your plans, we design one that does.

A fixed price, paid in stages

You always know what you pay and when. After we agree the model and configuration, you receive a fixed price for the whole build. You then pay in five stages as production moves forward: 35% at contract, 15% when the frame is ready, 20% when it is insulated, 20% before interior work and the final 10% when the house is finished.

We send you foundation drawings and instructions so your site is ready on time. Once the house arrives, installation usually takes between one and seven days, followed by a final inspection together with you.

How payment in stages works

Modular house delivery across Europe

Our houses are designed so that road transport stays affordable. Each one travels protected from the weather, and the cargo is insured. For destinations further away, selected models can be shipped by sea in a container. We have delivered and built in Finland and across Europe, and we know how local requirements can differ from country to country.

For distributors and developers

We also work with distributors, construction companies and property developers on both small and large projects – from a single show house to a cluster of holiday cabins or staff accommodation. If you would like to offer BalticHaus houses in your market, get in touch.
